I first started with a 203k on a decent home that needed work. So the loan on that was $148,000 and I sold that home for $265,000. I got a loan on my home I paid off not too long ago and got 6 loans for some cottages in town. Since purchasing those cottages they went up from $60,000 to $238,000 each.

In europe it's literally impossible to do this because you pay a giant tax on all income you gain from selling realestate that you've owned for less than 5 years. So essentially you can't buy, renovate and flip houses. My appartment is now worth like 30% more after putting in 15k for renovations, but selling it now and paying the tax would leave me at a loss

I can imagine that in australia you have an easier time renting than here in the us since they want 3X the rent upfront and you have to have a clean credit score. here it's around the same but here you can't have prices go up by that much, it's more on a slow&steady side here, so paying 16% (plus some additional taxes and fees) is really going to kill any profit you could make by just buying, renovating and selling. just doesn't work here.
